Rents dip double digits, but only in a few areas
Savills' Q3 report shows apartment rents fell 12.8% year-on-year in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC. That 'over 12%' headline covers just two areas, not all of Dubai. Among villas, Arabian Ranches 3 fell 15% and Damac Lagoons 13.4%, while Al Furjan (7.5%) and DIFC (7.3%) saw smaller drops. Savills says the modest quarter-on-quarter moves suggest early signs of stabilisation, so it's not a free fall. Renewing in one of these areas? Bring these numbers to the conversation.

Rain chances, dust and a misty start
The NCM says Thursday could bring more rain as clouds build over eastern areas and spread to some inland and western regions in the afternoon. Winds could reach 50km/h, kicking up dust in places. Expect humid mornings with possible mist or fog in coastal and inland areas. More showers are possible Friday through Sunday, with winds easing to a maximum of 40km/h from Friday. Your wipers may finally earn their keep.

Al Satwa
Al Satwa Roundabout is now traffic lights
The RTA has finished converting Al Satwa Roundabout into a signalised intersection and says journey times are down 50%. Waiting times and queues at peak hours are cut by up to 60%, according to the RTA. The junction links 2nd December Street with the Trade Centre and Al Satwa, and should make it easier to reach Sheikh Zayed Road, Al Bada'a, Al Jafiliya, Al Hudaiba and Jumeirah. It ties in with the World Trade Centre Roundabout project nearby.

Shared housing rules: check the list before you pay
Dubai Municipality has published the rules and the list of areas where shared accommodation is allowed, including Karama, Barsha 1 and Al Riqqa. Owners and operators have until September 8, 2027 to regularise. Residents quoted say they hope for clearer contracts, fewer sudden evictions and more affordable rooms. One tenant lost almost Dh4,000 to an agent this year, so check that the building is on the approved list before handing over any rent.
